Mr. Endres’s commercial real estate practice has been ongoing for over twenty-five years and includes purchase and sale contract drafting and negotiation, due-diligence management, 1031 exchanges, retail, office and warehouse leasing, landlord/tenant dispute resolution, property management representation, development and construction advising, loan acquisition and negotiation (including complex conduit / securitized / CMBS loans and other non-conventional loan structures), loan issue resolution (including distressed loan workouts), business entity structuring, formation and dissolution, and all other aspects of single and multi-tenant commercial property representation.
Mr. Endres has successfully negotiated in excess of eight hundred million in commercial real property purchases and sales and negotiated hundreds of commercial leases in the process of representing clients owning in excess of one billion of commercial properties. He regularly handles property purchases and sales ranging in value from forty thousand dollar residential rentals to twenty million dollar shopping centers, and negotiates leases for small start-up companies leasing a few hundred feet of shop space to WalMart leases occupying tens of thousands of square feet.
Mr. Endres’ practice also encompasses general business representation including business entity formation (limited liability companies, corporations, partnerships, limited partnerships, etc. (including professional entities for doctors, lawyers, architects, etc.)), business operation and planning, purchases and sales of businesses, general employment contracts, general business transactional contracts, business dissolutions and partnership partition actions. He has represented businesses ranging in size from start-up, home-based sole-proprietors to large nationwide companies as general counsel on issues concerning all aspects of business operation.
Mr. Endres not only represents clients in real estate and business matters, but he is also a real estate owner and small business owner. In the last ten years, he has been an owner in and counsel for over four hundred thousand square feet of commercial property and has been an owner in and counsel for multiple businesses. This background adds a very practical understanding of the issues faced by business and real estate owners and operators.
For ten years of his early practice, Mr. Endres had an active caseload of federal and state litigation matters of various types. This litigation experience has lead to a deep belief that litigation should be viewed as a last resort. Litigation is expensive, slow, frustrating, stressful and uncertain. For this reason, Mr. Endres is committed to making his best efforts to keep his clients out of litigation, either by anticipating issues that will lead to disputes and resolving them before a dispute arises, or if a dispute has already arisen, finding a creative resolution that provides an intelligent, cost-effective, business-oriented solution.

In all areas, it is Ms. Elizondo’s goal to use the courts as little as possible as she strongly believes the best outcomes result from individuals making the choice to come to an agreement outside of court. In those instances, when the parties are unable to come to resolution and unfortunately litigation is necessary, Ms. Elizondo believes in being a zealous advocate for the client’s rights.
Ms. Elizondo has a strong background in small business administration, specifically in restaurant and construction areas. This background in the everyday administration has given her a practical understanding of the ways in which law could effectively prevent or resolve issues that business owners experience on a day to day basis. Examples of the type of work: drafting vendor contracts that anticipate areas where issues may arise and negotiating lease provisions that will be more favorable in the operation of the specific business.
When not practicing law, you will find her exploring Redding; visiting the great outdoor lakes, waterfalls, and hiking trails as well as all the locally-owned restaurants, and vintage shops. She welcomes any recommendations on places to explore.
She is fluent in Spanish and she is a member of the California Bar.

Debbie Chamberlain joined our firm in 2013 as a legal assistant, office administrator and bookkeeper. Debbie holds a Legal Assistant Associate of Arts Degree from Shasta College. She is also a Notary Public.
Debbie has worked in the legal profession since 1996, with initial experience in family law and criminal defense, more recently focusing on business law including business entity formation and operation.
Debbie resides in Redding along with her husband of twenty-one years, her two children and two dogs. When not working, she enjoys Shasta Lake, getting together with friends and family and shopping. She also has a passion for fitness and nutrition.

Shelly Hays is a legal assistant with our firm, joining the office in 2017 after working with the law offices of Lozano Smith and brings more than twenty years of experience in the legal field.
Her work has spanned from Sacramento, California, to Bellevue, Washington. She holds a Legal Secretary Certificate from Heald Business College. She is also a Notary Public. She has worked in many aspects of law including probate, estate planning, family law, criminal appeals, real estate, business, education, public entity, general litigation, insurance defense and employment law.
Shelly has lived in Redding for the past 20 years and enjoys beautiful Shasta Lake, camping, and attending various sporting events. Shelly has been married for over twenty years and has two teenage children
